January 26, 2010 Development Team Meeting
Meeting Summary:
- The discussion centered around the cost of Phase 1, which Turner
Partners has estimated to be around $9.4mm. This figure does not
include Asbestos abatement in the current Education building.
- The $9.4mm figure is an estimate, and may in fact be an
overestimate. However, it was agreed that the cost and scope of
Phase 1 as it stands now is not realistic.
- Some ideas were discussed about how Phase 1 could be narrowed in
scope - for example, only build the new Education building. No
conclusions were reached, since we don't know the level of funding that
can be raised.
- It was agreed that further work refining the Master Plan and
Phase 1 be put on hold, pending the engagement of a Capital Funds
Consultant.
Next Steps:
- Billy Cooke will talk to Turner Partners to put further work on
hold until a Capital Funds Consultant has been engaged.
- Roger Klein will move forward the search process for a Capital
Funds Consultant.
- Once we have determined a realistic fund raising figure for Phase
1, we will work with Turner Partners to complete the Master Plan
deliverables, including an appropriate size and scope for Phase 1.

Summary:
- Billy Cooke gave a brief recap of the master
planning process.
- Jack Duran of Turner Partners Architecture
presented the two main alternatives and their pros and cons were
discussed.
- An alternative option placing the new
building in front of the existing Education building along Fifth Street
was also examined. This option is not feasible due to space
constraints.
- A consensus was reached with Option 1A as the
preferred alternative.
Next Steps:
- The Development Team will meet to iron out
the details of the plan.
- Jack Duran will add cost of asbestos removal
to the estimate.
